Today I wanted to touch base with you to discuss some of the charitable events that we at Re/MAX Grand River do throughout the course of the year.

For a couple years now, we’ve worked with the Sell A Home, Save A Child organization. For every home that we sell, we donate $100 to the fund to help vulnerable children around the world. It’s a very humbling experience to work with such a great organization.

We also work with Toys For Tots every year to donate toys to children who need them. If you have a donation you’d like to contribute, we have a donation box in our office at 2834 E Grand River Avenue, Suite C in Lansing. It’s a great cause, and it would mean a lot to the children if you could help support our Toys For Tots drive.

Welcome to this week’s episode of Mac Facts.

I’m Sara Craft and I’m an inside sales agent here at MacIntyre & Cowen Realty Group.

So, what is an inside sales agent?

Well, the job is actually something like being a matchmaker. Our team approach comes with the goal of making home purchases less stressful for our clients.

When people contact my team’s office about purchasing a home, this information comes to me. My role is to speak to you about your financing, what it is you’re looking for, and help you search for that perfect home.

There are a couple of ways I can assist you with this search. The first way is by setting you up for an email search. This will automatically email you listings that meet your criteria, which can be tailored as specifically as you like. You can filter homes by neighborhood, price point, or even the kind of financing you’re approved for.

Another option I have is to connect you with one of our team’s expert buyer’s agent. These agents are the professionals who will take you out and show you homes, and they have years of experience in this field.

Fall is a beautiful time of year in the Lansing area, so I wanted to talk to about listing a property here during this time of year.

This has been the best year ever for us in real estate—truly phenomenal.

We see some of our best numbers, on a monthly basis, during November and December. People have this mindset that the market slows down during the fall and winter time, and that’s not true at all.

If you’re thinking of selling your home, now is the time to do it. The buyers are dead serious and frustrated with the low inventory, so don’t hesitate. Many people think waiting until spring is the right way to do it, but springtime is when everyone else comes on the market, so you’ll see a lot more competition from fellow sellers.

Why Joel Sodeman Enjoys Being a Buyer’s Agent

Today we’d like to introduce you to Joel Sodeman, our buyer’s agent.

“My favorite thing about being a buyer’s agent—besides when we close and they get their keys—has to be the first time they realize I work for them,” says Joel. “Often when you call a listing agent, they take you through the house trying to really sell the house. They tell you all the good things.”

When you work with a buyer’s agent, they work in your best interests, not the sellers.

“I’m there to work for you,” says Joel. “As we walk through [a house], I’ll say, ‘I think there’s some water damage here. There might be two layers of shingles on the roof.’ Or when we go to the basement, I’ll say, ‘This furnace is old.”"

Joel wants you to find the perfect house.

Joel is not there to sell the house. He wants you to know exactly what you’re getting into. “I’m not there to push a house on them. I want you to find the perfect house. I have three teenage daughters, and I always say, ‘I wouldn’t put you in a house I wouldn’t put my own kids in.’”

In this week's edition of Mac Facts, we wanted to teach a little bit about buyer's agents and the benefits of hiring one when buying a home.

When looking for a home, many people will find one they like and just call the person listed on the 'for sale' sign. There's nothing wrong with that, but the person you're calling represents the seller and their best interests. They'd be happy to work with you, but their primary commitment is to the seller.

Buyer's agents work exclusively with the buyer. On our team, buyer's agents get to know you and what you want in your next home. We build a relationship so you're comfortable with us both professionally and as someone you'll spend a lot of time with.

A buyer's agent will be very knowledgeable about the homes in your desired area and they're generally always available to you. If there's a home you have a question about or would like to see in person, you can always call the buyer's agent.

Working with a buyer's agent is a true partnership.

They will also pull comparable home sales for buyers so they can be sure the value of the home you're looking to buy matches what they want it to be. It's all about working in partnership with a buyer to help them find exactly what they want and negotiate the best possible deal to benefit everyone.

From there, a buyer's agent will work with you in tandem to get through inspections, appraisals, loan underwriting, and getting you through to the closing table so we can get you the home you love.

What are the benefits of having a buyer’s agent in today’s market?

Currently, we’re in a strong seller’s market. Houses are flying off the market as soon as they are listed. In fact, a house can be listed and sold on the same day. A lot of times, if you are relying on yourself alone or the Internet alone, it’s very difficult to snag a home because of the quick turnaround.

It is very important to align yourself with a knowledgeable agent who’s going to help you find a home quickly and make sure that you get a good deal on that home.

Another benefit to working with a buyer’s agent is gaining access to the Multiple Listing Service (MLS). With the MLS, you’ll be able to see listings as soon as they come on the market, which is a huge advantage. Internet home search sites can take up to two days to update, which means a home that pops up on one of those sites might be sold before you even get the chance to see it.
