Every homeowner wants the selling process to be an open-and-shut deal. Unfortunately, real estate transactions are rarely, if ever, a "quick" process. While you can't sell your home overnight, there are things you can do to make the process a whole lot smoother. It all starts with setting reasonable expectations.

The first thing to keep in mind is to not get too anxious. Trying to hurry the process along can make it all the more stressful, so it's best to take it one step at a time. Once the offer has been written and negotiated, there is a 7-10 day window for a home inspection to take place. Once it's finished, a report will come back with any items that need to be addressed - before the process continues, the repairs need to be made or negotiated into the contract.

Next, there will be an appraisal. The bank wants to make sure they're getting a fair deal on the home purchase, so they will send someone to the home to find out. This process will typically take about a week. Then, depending on the type of loan, it will take somewhere between 2-4 weeks for the bank to approve it. You may also need to have a well and septic inspection, depending on the situation.

When selling your home, these are the steps you need to be aware of. It's sad, but true: you can't sell your home overnight. But being prepared can help the process move along at a faster pace, which is every homeowner's goal.
