This week, we're going to address the seller's disclosure statement and how important it is during a real estate transaction.
If a legal issue comes out later in the selling process, it usually has something to do with the seller's disclosure statement. There are a few things you can do to avoid this. For one, you need to be as honest as possible. Many sellers haven't climbed on their roof, gone up in their attic, or checked other areas to ensure the house is in great shape. That's fine, but you need to be honest about what you do and don't know about your home.
In the seller's disclosure statement, you also have to list what appliances you'll be selling with the home and whether they are in working condition. Another thing that comes up is the question of whether you've ever had leakage problems. If your basement has ever flooded, it's crucial to disclose that even if it has been fixed. Make yourself familiar with the heating, the air conditioner, the plumbing, and electrical systems, among other important things that could affect the value of the home.

In short, don't shrug off the seller disclosure. If you want to avoid legal problems, it's best just to be honest about what you know. If you have any questions about the seller disclosure, or need real estate assistance of any kind, don't hesitate to give us a call or shoot us an email. We would be happy to speak with you!
